Consider doing a 1031 Exchange, also called a Starker exchange.  This is a great way to buy and sell investment property and defer your captial gains taxes - maybe forever!   First American Title is a good choice for managing this transaction.  The rules regulating 1031 exchanges are strict and must be enacted BEFORE you close on the property.  Afterwards it is too late.

IMPORTANT NOTE:  During hurricane season, June 1 to November 1, insurance companies will not write a policy if there is a hurricane anywhere in the hurricane box.  If you purchase a home, especially if you are getting a mortgage, you must provide proof of insurance coverage before you can close.  This has a very practical implication as you anticipate a closing.  Once you are under contract, you should immediately get your insurance coverage bound.  If you wait too long, thinking you will do it just before closing, and a hurricane appears anywhere in the coverage box, you will not be able to bind a policy and your closing could be delayed.
